Bengaluru is commonly referred to as the Silicon Valley of India, and has gained pre-eminent position as India’s technology capital and as the most cosmopolitan city in the country. Having emerged as the favorite IT/ITES destination over the last ten to twelve years, Bengaluru is home to companies like Infosys, Wipro, IBM, GE, Cisco, etc.

  • Sarjapur Road
  • Outer Ring Road (Sarjapur – Marathahalli)
  • Yelahanka
  • Hebbal
  • Hosur Road & Electronic City
Whitefield
  • Whitefield has emerged as a major IT/ITeS hub in early 2000s, and houses over 400 companies, prominent amongst them being Oracle, SAP, TCS, Cap Gemini, HUL, Aviva, 24/7, HCL Perot Systems, Intel, Wipro etc.
  • Whitefield is today a self sustaining sub urban area with excellent social and physical infrastructure.
  • The growth of IT/ITeS offices, rapid economic and commercial development and increasing floating and expatriate population has created a strong demand for residential developments in the micro market specifically for the middle and upper middle level income groups.
  • It brings the cosmopolitan facelift to Bangalore that is visibly represented in demographic profile of Whitefield area. The micro market houses residential developments by prominent developers across both apartments and villa projects. The best villa projects in Bengaluru are located in the Whitefield micro market.
  • Whitefield however, is faced with shortage of water supply with most residential projects relying entirely on the groundwater. This shortage has become entrenched on account of accelerated demand for housing over the last few years resulting in depletion of the groundwater levels in the micro market.
  • In the Whitefield micro market presently there are four operational malls, Ascendas Park Square Mall, The Forum Value, Pheonix Market City and the newly operational Inorbit Mall, besides the hypermarkets (Big Bazaar and the HyperCity).
Sarjapur Road
  • The initial development/ emphasis on the Sarjapur Road micro market began with the setting up of the Wipro Campus on the Sarjapur Road stretch.
  • Initially the location developed as a mid-end market however, in recent years the stretch has been witness to mostly high end launches. However, Sarjapur Road has both high as well as mid segment developments.
  • The micro market houses residential developments by prominent developers across mostly apartment’s projects. Most of the mid segment developments on the stretch are older establishments with newer projects mostly in the high end brackets.
  • Sarjapur Road is well connected to Electronic City, Outer Ring Road and Whitefield. It has a number of connecting roads to Electronic City like Haralur Road, Hosa Road and Chandapura Dommasandra Road. All these connecting roads are slowly becoming residential destinations with significant developments from various realty majors.
Outer Ring Road (Sarjapur- Marathahalli)
  • The South East quadrant of the City which stretches from Sarjapur-Marathahalli Outer Ring Road is one of the key IT belts of the City and is currently one of the most active IT hubs of India.
  • It is needless to say that this is driving the residential demand in this belt.
  • Well-developed physical and social infrastructures cater to the high residential activity here.
  • Seamless connectivity to all parts of the City is ensured by the ORR as well as Old Airport Road and Old Madras Road to this cluster.
  • All major developers have residential developments in the micro market.
  • On account of its strategic positioning, the micro market has been a preferred residential destination for professional working in Whitefield, Outer Ring Road and adjoining locations.
  • Recently the Outer Ring Road (Marathahalli to Sarjapur stretch) witnessed widening of the stretch and construction of flyover and signal free commute.
Yelahanka
  • Yelahanka as a micro market is slowly heading to emerge as a self sufficient ecosystem with increased developments in the arena of social as well as physical infrastructure space.

  • The location is in proximity to the Manyata Embassy Business Park therefore, the micro market is expected to witness continued demand for accommodation too.
Hebbal
  • Hebbal serves as a main junction between Airport and the other parts of the city.
  • This micro-market gained more traction post commencement of Bangalore International Airport due to its strategic location between airport and the city.
  • The key drivers for residential activity in this region are good physical infrastructure, emerging economic hubs and good connectivity to various business districts of the city
  • The micro market has huge business parks like Manyata & Kirloskar Business Parks, which are major employment generators and has been the main feeder for residential developments and consequent price increase in the micro market
  • Moreover, infrastructure initiatives like elevated expressways, widening of the ORR, development of underpasses to ease connectivity in the location has also accentuated enhanced demand for the micro market.
Hosur Road & Electronic City
  • Hosur Road is a National Highway which connects the city of Bangalore to the Tamil Nadu’s border town of Hosur.
  • Electronic City is one of the largest electronic industry parks in India and the location is also close to Jigani Industrial Area.
  • Electronic City generates substantial employment to cross section of workforce hence the micro market and vicinity areas has been witness to significant demand for residential either- end-use /rental.
  • Proximity to the Electronic City and Jigani - Bommasandra industrial areas and subsequent commercial developments are the major trigger for the residential development of Hosur Road micro market.
